Loan Signing Agents are independent contractors hired by Lenders and Title companies to assist in the last step of the loan process.

A Loan Signing Agent should be certified with the National Notary Association which requires all Notary Loan Signing Agents to follow a Code of Conduct, a Professional Standards and pass an annual background check as well as attend continuing education classes and pass an exam every year.

The most important responsibilities of the Notary Loan Signing Agent is to confirm the Identity of the Signer, guide Sellers and Borrowers through the closing documents, collect signatures, initials and dates on those documents, then return the document package to the Title Company or Lender to ensure an on-time closing.
